Crawl space encapsulation describes a crawl space that is protected from moisture by using a crawl space vapor barrier on the floor and walls.  There are different ways to accomplish this, as well as different results, depending on the home’s structure and location.  However, the process required to properly encapsulate your crawl space will yield similar results, in that, you will have the advantages of controlling moisture from within and preventing pests; such as vermin or rodents to infiltrate your crawl space. 

 

Part of the main benefit of encapsulating is that it seals off warm air from entering the space through vents and/or other openings.  This eliminates condensation build-up caused by the cool water vapor rising from the uncovered ground.  Additionally, it helps prevent cool air from escaping during warm summer seasons and warm air from escaping during cold winter seasons.  As a result, you would be likely to see a cost savings on your heating and cooling costs all year round.

Crawlspace Encapsulation Installation Process

 

Encapsulating the crawlspace properly is a process that should be performed by a professional with experience.  We have encapsulated many crawlspaces since Hurricane Sandy as we have found that this is one of the most effective ways to control moisture and eliminate pests from entering within: 

 

  1. Seal off all existing crawlspace vents located on the foundation's walls within the crawlspace. 

  2. Insulate the sidewalls of the crawlspace with foam board sidewall insulation, fan board insulation, or R13 insecticide-treated foam insulation.  The type of sidewall insulation varies depending on the type of insulation that is required for your specific crawlspace and the environment within. 

  3. Tape and seal the entire crawlspace with a 12 mil polyethylene vapor barrier on the ground, sidewalls, and columns.  The part of the process is called the encapsulation portion where the entire crawlspace is encapsulated with this specific type of vapor barrier to control moisture, prevent mold, and improve air quality.
