Our Crawlspace Inspection Report provides you with full documented images of the current condition of your crawlspace.  This report details all findings at time of inspection and provides recommendations on how to properly treat and/or resolve issues identified within.  

If you are shopping price and are not familiar with environmental conditions within a crawlspace, then this report is a essential to obtain.  Particularly, in situations where a real estate sales transaction is involved.  This reports offers you a clearer indication on what issues (if any) are present prior to closing and offers you the ability to evaluate the total costs to remedy those issues.   

For the Homeowner:  You may want to have your crawlspace inspected prior to selling your property so that you will have enough time to address issues before a home inspector presents any unseen issues in their inspection report to a potential Buyer and/or alarming them of any issues that may readily be addressed without further complicating your sales transaction.

For the Buyer:  If you are interested in a property that has issues documented within your home inspection report, this report not only details and clarifies issues presented within that a home inspector will not be able to do but also establishes cost of treatment giving you a good indication on whether to proceed with a potential real estate investment and if its worth the total cost.      

******ALL REAL ESTATE SALES TRANSACTIONS WILL BE REQUIRED TO PAY AN INSPECTION FEE******

INSPECTION FEE INCLUDES THE INSPECTION REPORT WITH COORDINATING ESTIMATE. FEE DUE MUST BE PAID IN ADVANCE IN ORDER TO SCHEDULE A CRAWLSPACE INSPECTION. 

TO BE FAIR TO BOTH PARTIES INVOLVED IN A REAL ESTATE TRANSACTION, NO ESTIMATE WILL BE PROVIDED UNLESS A WRITTEN REPORT WITH OUR PROFESSIONAL RECOMMENDATIONS HAS BEEN PROVIDED ALONG WITH AN ESTIMATE OF TOTAL PROJECT COST.  NO THIRD-PARTY IS ALLOWED TO USE OR REFER TO SAID INSPECITON REPORT.

(Full payment is required prior to inspection anaylsis.  Cost of report varies depending on total sq. ft. and crawlspace accessiblity at time of inspection. Fee indicated within only covers one crawlspace on subject property, up to 1400 sq ft.).

Annual Crawlspace Inspections are available to existing customers only.  And provide an anaylsis of the condition of the crawlspace one year from date of last service.  Inspection is limited to areas accessible at time of inspection and visibility. 

The annual service includes:

• Moisture, Condensation, & Odor Inspection

• Mold, Fungi, Decay & Bacteria Inspection*

• Insulation and/or Vapor Barrier Inspection

• Termite & Wood Destroying Insects Inspection

• Animal Infestation Inspection

• Leak & Proper Drainage Inspection

• Dryer Vent Connection & Hose Inspection

• Foundation & Skirting Inspection (Limited)**

• Service Crawlspace vent(s): Includes lubricating all vents, tightening all hinges, & re-caulking vent(s).***

• Service Crawlspace door(s): Includes same applied to vents plus adjusting crawlspace door(s). 

*A one-year warranty extension is provided on all chemical application treatments limited to contract renewal by or prior to annual.  Annual is the date from which initial service was performed and/or documented.  Any retreats are limited to area(s) previously treated.  Any lapse in contract voids warranty extension automatically.  No retreats will be provided once warranty is voided. 

**Foundation and/or skirting inspection is limited to visible conditions noted at time of inspection.  Further evaluation may be required by an engineer should any cause for concern arise during inspection.  We are not engineers and cannot offer advice to that respect.

*** Servicing crawlspace vent(s) and/or door(s) is available for those whom have had these products installed by Crawlspace Solutions, LLC.  No warranty is provided to products and/or services not performed by Crawlspace Solutions, LLC.
